This is a owner operated, and managed 24/7 restaurant.  All furniture, inventory, and equipment are included in the sale.  In addition, the management has been employed for approximately 18 years, who when asked, stated a desire to stay.  They handle the day to day operations.

Deferred maintenance is virtually nil as the interior was remodeled in 1996, 2002, 2005, & 2007.

The neighborhood is in the southeast section of the city on Lee Boulevard which is Oklahoma State Highway 7.  Highway 7 is a four lane, divided highway which extends to Duncan, OK to the east, and joins with Oklahoma State Highway 62 in Lawton, OK and continues west to Altus Oklahoma and Altus Air Force Base.

A light industrial area which is approximately 200 acres attached directly north of the site continues to add new businesses.  There are numerous plumbing, electrical, roofing, and other construction firms along with electrical and plumbing and contracting supplier companies.  Several Pool and Spa companies, warehouses, auto repair services.  Southerland's Home Depot is just 3 blocks north.  Not to be forgotten, two Indian Casinos.  Comanche Nation located on I-44 less than a mile, and Fort Sill Apache Casino just another 1/2 mile off the exit to the East.

A GEO 2,500 bed correctional facility has been Constructed 8.5 miles to the southeast.  GEO has submitted another proposal for another prison 1/4 mile from the current location.  This will bring even more traffic through the area.  The potential is excellent, as Highway 7 traffic count continues to rise.  With aggressive management, the income potential is endless.

In the immediate area, there are 6 medium to high end hotels, with rooms totaling over 2,518.  Springhill by Marriott, and Holiday Inn are the newest, with another being built on the excess road behind, and to the south of Oklahoma State Highway Patrol Station G.  Bring even more tourist and local traffic to the immediate area.  Being a Major Military Training Center, every 13 weeks graduation from Fort Sill fills up all surrounding Hotels with family members.  Fort Sill will gain 13,608 jobs by 2009, as the BRAC 2005 Closure and Realignment comes to a close.

The highest and best use is to continue as a restaurant, as it is close to hotels, major highways, Sutherlands Home Improvement, GEO Lawton Correctional Facility, the light industrial area, and the two Indian Gaming Casinos.  By 2010, the Elgin, OK BAE Plant is scheduled to come on-line, making the next generation of self propelled Vehicle, formally known as the Crusader, also referred to as the Non-Line-of-Sight for the US Army.

Zoning is C~4 Tourist Commercial District.

Improvements include a one-story masonry building containing approximately 2,560 square feet.  Concrete block and brick structure was constructed in 1974.

Roofing is all steel beams and deck, with a non-flat deck dropping from the front edge to the rear wall, to avoid flat roof drainage problems.

Interior walls are concrete block with metal studs and 5/8" fire rated sheet rock.  The interior has Quarry tile flooring throughout the entire building.  The two restrooms have handicap accessibility.  Site improvements consist of a front and east side parking area, which is asphalt paved and curbed.  The back parking lot is graveled, giving plenty of parking for the trucking industry.  The site contains approximately 24,500 square feet.
